Closing Statement

In one sentence

The signed accounting of a loan closing: sources and uses of funds, prorations, escrows, and every fee and charge, agreed line by line before funding.

The longer version

The title or escrow company typically prepares the statement, and lender, borrower, and counsel reconcile it against the loan agreement, invoices, and payoff letters. Wires move only after all parties sign off.

Errors here are expensive and visible, so the statement is one of the most reviewed documents of the entire closing. The executed version anchors the closing binder's financial record.
